Help

What is the actual problem?

Four kinds, four routes, and the time we answer by. There is no ticket number and no queue position, because there are six of us and a queue of six would be theatre.

Something is wrong on a listing

A price that does not match, a house that has sold, a photograph of the wrong property, square footage that is off, or a description that says something untrue. All of it counts and all of it is worth telling us.

The list refreshes every nine minutes, so a listing that is stale for a day is a bug rather than a policy. Tell us and we fix it within one working day, or say why we think it is right.

Corrected within one working day, or you get a reason

A question about fees

Every fee we charge is on the service page that it pays for. If something has appeared on a settlement statement that is not on that page and nobody explained it, that is exactly what to write to us about — most of the time it is a title company or county charge rather than ours, and we will say which and whether it is negotiable.

If it is ours and it is not on the pricing page, it comes off. That has happened twice and both times it was a duplicated recording fee.

One working day, from a named person

A tenancy or deposit problem

If we manage the property, write to us and say the address. Anything involving water, heat, electricity or being locked out is handled the same day; everything else gets a reply within one working day and a plan with a date on it.

If we do not manage the property and you are a tenant in dispute with a landlord, we are not able to act for you, and pretending otherwise would waste your time. Your state's tenant advice line or legal aid service is the right route, and we will point you at the specific one for your state if you ask.

On deposits specifically: know your state's deduction window before you agree to anything. Texas allows thirty days, and ordinary wear — scuffs, traffic-lane carpet, minor nail holes, faded paint — is not chargeable in any of the states we work in.

Same day for anything urgent

Your data, or an accessibility barrier

To see what we hold about you, correct it, or have it deleted: ask, and it is done within thirty days with confirmation of exactly what was removed. We do not require a form or an account. The privacy page lists what is stored and for how long.

If part of this site does not work with your screen reader, keyboard or magnification, that is a defect and we would like the details — page, what you were trying to do, and what happened. The accessibility page has the known issues and the contact route, and it lists the things we have not fixed yet rather than claiming full conformance.

Thirty days for data, and we aim for far less

What we cannot help with

  • Mortgage applications and rate disputes. Your lender, and we take no fee from any of them so we have no relationship to lean on.
  • Tax questions. Capital gains, the interest deduction, depreciation on a rental. An accountant, and it is worth the hour.
  • Legal disputes with a counterparty. Boundary, title defect, contract. A real estate attorney, and in the states where one is required at closing you already have one.
  • Anything outside the 34 metros. The list is here. Outside it we do not know the streets, and a confident answer from someone who does not is worse than no answer.

In each of those we will name the kind of professional you need and, where we know one locally, a specific person — with no referral fee attached, because we do not take them.

Rather not read any of this

Fair. Write the problem in your own words and it lands in one inbox with a named person reading it. Nothing is triaged by a bot and there is no ticket number.

Or check the common ones

Eight questions we actually get on the phone, answered properly rather than in marketing language. Read the FAQ.
