Terms.

The rules for using this website. They are not the rules for selling a house with us — that is a separate agreement you sign on paper, and nothing on this page replaces it.

The short version. Using the site is free and commits you to nothing. The numbers on it are our best estimates, not appraisals. Nothing here is a contract, an offer, or legal or tax advice.

Who you are dealing with

Lintel Residential LLC, a licensed real estate brokerage registered in Oregon, principal broker license #OR-201148, at 411 SW Oak Street, Suite 300, Portland, OR 97204.

What this website is

A shop window and a set of calculators. You can read every page, run every tool, and leave without giving us anything. There is no account to make and nothing to log into.

What the numbers mean

  • List prices are list prices. They are what a seller is asking on the day you look. They change, and homes go under contract between refreshes — even at nine minutes.
  • The calculators are estimates, and they say so on screen. Rent-versus-buy, mortgage, closing costs and home value all run on assumptions printed underneath each result. Change an assumption and the answer changes. None of them is an appraisal, a loan pre-approval, a settlement statement, or a promise about your tax position.
  • A home valuation from us is an opinion of value. A licensed appraiser produces an appraisal; we produce a comparative market analysis. Lenders care about the difference and so should you.
  • Median price, days on market and live counts are drawn from the local MLS and restated monthly. They describe a market, not your street.

Listing information

Listings shown here come from the multiple listing service in each market and from our own inventory. We refresh every nine minutes and we still get things wrong occasionally — square footage recorded badly at the county, a photograph of the wrong elevation, a status that lagged. If you find one, tell us and we will fix it or take the listing down the same day. That is what listing corrections is for.

Listing content belongs to the listing brokerage and is provided for consumers looking to buy or rent. You may not scrape it, republish it, or feed it into a product. That is not us being precious — it is a condition of every MLS agreement we hold, and breaking it costs us the feed.

What we do not promise

That the site is available every minute, that every number is current to the second, or that a home you saw at 9am is still available at noon. We will not pretend otherwise in eight-point type. If a defect on this site costs you a real opportunity, tell us — we would rather hear it than have it show up as a review.

To the extent the law allows, our liability for anything arising out of your use of this website is capped at $100 or the fees you have paid us for the service in question, whichever is larger. That cap does not apply to fraud, to death or personal injury caused by our negligence, or to anything else a court will not let us limit. Some states do not allow these limits, and where that is true, they simply do not apply to you.

Using the site

Do not attack it, scrape it, submit other people's details to it, or use the contact form to sell us anything. Do not use the tools to build a competing product. Everything else is fine.

What we own, and what you keep

The design, the copy, the calculators and the code are ours. The photographs of a listed home belong to whoever paid the photographer, which is usually us and occasionally the seller. What you type into a form stays yours; we use it to answer you and for nothing else, as the privacy page sets out.

Where the website ends

A listing agreement, a buyer representation agreement, and a management agreement are separate signed documents with their own terms, and they win over this page wherever the two disagree. Our fees — 2.5% to sell, nothing to buy, 8% of collected rent to manage, photography at cost if you pull out — are written into those documents, not invented here.

Links out

We link to lenders, inspectors and county records because they are useful. We are not paid for those links, we do not take referral fees for them, and we do not control what is on the other end.

If we disagree

Email hello@lintel.com first. Most things end there. If they do not, these terms are governed by Oregon law and the courts of Multnomah County, Oregon, unless the consumer law where you live gives you the right to your own courts, in which case it does and we will not argue about it. There is no forced arbitration clause here and no class-action waiver, which is deliberate.

Changes

We can change these terms. The date at the top moves when we do. Continuing to read the site is not agreement to anything — the only things you agree to are the ones you sign.
