A glass and timber house at dusk, warm light spilling onto the terrace

Homes worth the move.

Modern homes in 34 metros, priced against what actually closed on your street. We’ll tell you when a place isn’t worth your Saturday.

Our services

Four things we’re actually good at.

One person on each, from the first walkthrough to the settlement statement. Every fee sits beside the service it pays for on the services page.

  1. Selling your place
  2. Finding the next one
  3. Renting it out
  4. Knowing when to wait

Selling your place

Photographer on day two, live by day five, first open house that weekend. We price against what closed on your street last quarter, not what your neighbour swears he was offered.

Finding the next one

Tell us the commute you'll tolerate and the one thing you won't give up. We send five homes that clear the bar and skip the forty that don't, which is most of the job.

Tell us what you're after What it costs

Suburban house with a wide driveway and autumn trees

Renting it out

We screen tenants, write the lease, and take the 11pm call about the water heater. You get one statement a month and your evenings back.

Ask about renting it out What it costs

Bright living room with tall windows onto the street

Knowing when to wait

Sometimes the answer is not this year. We'll run the rent-versus-buy maths for your zip code, hand you the spreadsheet, and leave you alone to think about it.

Where we work

Thirty-four metros, and a long list we said no to.

We only work where we know the streets well enough to argue about them. Pick a city to see what this week looks like there.

Testimonials

What people say once the boxes are gone.

Three of the 1,240 households who moved with us this year.

Living room with a staircase and afternoon light Neutral sitting room with a low sofa Dining space opening onto a glass wall

“They talked us out of the first house.”

It looked perfect online. Priya walked the basement, found two winters of water damage behind the paint, and told us to keep looking. We closed on a better place six weeks later for eleven grand less.

Marcus AdeyemiBought in Bend, OR

“Sold in nine days. In January.”

Everyone told us to wait for spring. They shot it in the snow, listed at $739,000, and we had three offers before the driveway thawed. One of them waived the appraisal.

Dana WhitlockSold in Boise, ID

“First lease with zero drama.”

Eleven years of renting and this was the first time the deposit came back in full, on time, with a note explaining every line on it. I read it twice looking for the catch.

Team

Meet the six.

Six people, 34 metros, divided by region rather than by transaction stage — so one of them handles your sale from the walkthrough to the settlement statement.

Common questions

Questions we get on the phone.

Do I have to sign something to talk to you?

No. The first conversation costs nothing and ends whenever you want it to. We don’t ask for an exclusive until there’s something to be exclusive about.

My city isn’t on your list. Now what?

Then we’re the wrong people, and you’ll hear that in one email instead of three meetings. Here are the 34 we actually cover.

How fast do the listings update?

Every nine minutes. It’s the reason nothing on this page sits there looking available three days after it sold.

Should I renovate before listing?

Usually not. Paint and a furnace that works beat a new kitchen on return almost every time. We’ll name the two things worth doing and the six that aren’t.

Who pays you when I’m buying?

The seller’s side, out of the commission already written into the deal. If a listing offers nothing, you hear it before the walkthrough, not at closing.

What if I change my mind halfway through?

You pull the listing and owe us nothing but the photography, at cost. In 1,240 moves we’ve never had to argue about it.

Are you a real brokerage or a portal?

A brokerage. Licensed in 34 states, and the person who walks your house is on our payroll — not a stranger who bought your details as a lead.

What happens to my address and my numbers?

They stay with us. We don’t sell leads and we don’t put you on a mailing list — the only emails you get are the ones answering something you asked. It is all in the privacy page.
